WHO WE ARE
Casper Douglas was named after "Dougie" (a cocker spaniel) who regularly visited the offices of Ramagge & Co in Portland Place W1 during the 1990s
and was often seen at lunchtime in Regents Park.
Casper Douglas Properties (CDP) invests directly or co-invest in many project types including town centre sites and industrial buildings. Our strategy is to create simple, profitable and secure property investments to retain or sell on.
We target mixed use (office/retail/residential/leisure) buildings, vacant or let, within SW London and market towns; especially industrial buildings/estates, business centres & stategic land sites across the UK, close to public transport and local amenities.
Casper Douglas Solutions Ltd also provide impartial strategic advice and solutions to third party investors, developers and land owners on their existing projects, especially where property is not their primary corporate activity. Areas of expertise include: Investment (commercial tenancies); Development/renovation; Asset Management; Change of use/reconfiguration.
CDP provides space for over 30 commercial occupiers within our buildings (including GKN, Elis, Howdens, ATS, Access Community Trust and Culvertronic). Our core aim is to provide an excellent physical platform from which our customers can run their businesses. As a result of this, our properties are home to companies from a wide range of industries and uses including aerospace and electronic technologies, home and car improvements, manufacturers, printers, suppliers, charities, textile and hygiene facility services as well as professions and leisure.
REGENERATION
CDI are currently targeting town centre sites.
Delivering successful urban located projects is not only about identifying the best ways to add value to these important assets; It is also about providing the opportunity to bring people together – communities, business, government, providers of capital – to visualise and ultimately deliver the right town centre environs for the next generation.
We have delivered many mixed-use schemes that have substantially improved UK town centres for local communities.
We are keen to identify new opportunities – either on and off the market - or being quietly marketed - through our extensive contact database.
We are currently prioritising town centres within the industrial, storage, offices, retail, leisure or residential sectors. Any lot size.
ACTIVITIES
CDP was set up in 1996 by its founder, Rupert Harding.
Since then, we have bought a wide range of investment and development commercial and residential projects concentrating initially within the retail market.
We have been actively involved in all market sectors including retail, offices, industrial, leisure and residential; predominantly mixed use, anything really with potential for creating additional space or reconfiguration through planning, development or renovation, potential break-up opportunity and/or rental growth.
All our projects have tended to have at least 2 or more income sources in order to provide diversity and flexibility.
CLIENTS
CDP have also provided a solutions package offering impartial advice to JV developers, investors and asset managers. Whilst we primarily undertake our own projects, we delight in helping close contacts and trusted clients maximise their existing asset potential. Areas of expertise in this respect include: residential & commercial property; strategic land; asset management; development/renovation; change of use/reconfiguration. One area we are often asked to help with is to identify additional alternative income sources from non core buildings within family owned estates, farms, owner occupier buildings (especially in town centres) and potential outbuilding or barn conversions.
COMMUNITY
CDP have undertaken numerous mixed use schemes where a community ethos is usually the driving force. We primarily concentrate in five key areas; live, work, community, sustainability, and infrastructure. Our current residential program includes: 12 flats at Spithead Business Centre and up to 8 houses at Chillerton on the Isle of Wight.
Casper Douglas Investments undertake our own mixed use renovation and investment projects;
We have been very active within the retail, office, warehouse, industrial, leisure and residential markets; normally taking on projects where at least two alternative uses are or could be utilised.
